MAPSTI Terms of Use

These Terms govern your use of MAPSTI (mapsti.com, app.mapsti.com, agency subdomains and the MAPSTI app), operated by OASISCLOUD TECHNOLOGIES L.L.C, Dubai, UAE ("MAPSTI"). By creating an account you accept these Terms and the Privacy Policy. If you use MAPSTI for a company, you confirm you may bind that company.

MAPSTI is a technology platform: an interactive map and database of UAE off-plan and ready projects, live unit availability, tools for agencies and developers, and a chat that connects brokers, agencies and developers.

MAPSTI is not a real estate broker and is not a party to any sale between a buyer and a developer. We do not give investment, legal, tax or mortgage advice. Where a deal requires a licensed broker, it is handled by a RERA-licensed brokerage (your own agency, or our partner McCone Properties under section 7).

• Roles: Broker/Agent, Agency (owner and team members), Developer and Developer's sales agent. Each role sees the functions meant for it.
• You must be 18+, give true data and keep it updated. Brokers and agencies must hold a valid RERA/BRN or trade licence when they act on a deal.
• One person, one account. Do not share logins. You are responsible for activity on your account.
• Agency owners manage their team members and are responsible for them. White-label agencies may use their own brand and subdomain, but these Terms still apply.

White-label agencies and client data. An agency that uses MAPSTI under its own brand or with its own clients is the controller of its clients' data (names, contact details, Emirates ID or passport, deal documents). MAPSTI processes that data only on the agency's behalf, as its processor. The agency is responsible for having a lawful basis – including the client's consent where required – to enter that data and share documents for a purchase. Client presentation mode (for example hiding commission) is a convenience tool; the agency alone is responsible for what it presents to its clients.

Project and unit data comes from developers, their sales agents, public sources and our own processing, including AI reading of brochures. We work to keep it current, but prices, availability, payment plans and handover dates can change or contain errors. Always confirm with the developer before booking. Developers are responsible for the accuracy of what they publish and must hold the rights to the materials they upload. Units marked "Sample data" are for demonstration only.

Licences and advertising permits. Developers (and agencies that publish projects) warrant that they hold all required RERA/DLD licences and valid advertising permits (Trakheesi) for every project and material they publish on MAPSTI, and will add the permit number where required. MAPSTI may hide a project or its units immediately, without prior notice, if a permit number is missing, has expired, or a licence is suspended.

• The chat is for professional communication about properties, offers and deals.
• Not allowed: spam, unsolicited mass messages, offensive or misleading content, sharing other users' data outside MAPSTI without their consent, contacting a client of another agency to take over their deal, and moving a deal started on MAPSTI outside the platform to avoid the partner broker (section 7).
• Do not send card numbers, passwords or ID documents in chat; use the upload inside a deal.
• We may limit, hide or remove messages and suspend accounts that break these rules. Reports: support@mapsti.com.
• WhatsApp messages also follow WhatsApp's terms. Automated messages are labelled as automated.

• Paid plans (e.g. Pro, Tailored) are billed monthly, quarterly or yearly through Stripe in AED. Prices include UAE VAT 5%. Tax invoices show our TRN.
• Plans renew automatically. Cancel any time in the customer portal before the renewal date; access continues until the end of the paid period.
• Payments already made are not refundable, except where UAE law requires it or we agree otherwise in writing. Billing questions: billing@mapsti.com.
• If a payment fails, we will notify you and may pause paid features until it is settled.
• We may change prices for future periods with at least 30 days' notice.

An agency that wants to receive its commission faster can close a deal through MAPSTI's partner broker McCone Properties, a RERA-licensed real estate brokerage in Dubai.

1. The agency completes verification on MAPSTI and signs a co-broker (sub-agency) agreement with McCone Properties.
2. The agency books the unit through MAPSTI, in projects marked as eligible.
3. McCone Properties acts as the broker of record towards the developer. For the buyer the deal is a standard purchase.
4. The agency and the client complete KYC/AML verification (Emirates ID or passport). The booking form and SPA are uploaded in the deal.
5. After the SPA is signed and the developer's conditions are met, McCone Properties pays the agency its commission share under the co-broker agreement, typically within 3–5 working days, instead of waiting for the developer's payout.

Commission amounts, payout timing, conditions and any clawback if a deal is cancelled are set in the co-broker agreement with McCone Properties, which prevails over this section. MAPSTI provides the technology and support only, is not a party to the brokerage, and may receive a technology fee from McCone Properties for deals made through the platform. Faster payout is available only in the UAE, only for eligible projects and only for deals made through MAPSTI.

You keep ownership of what you upload. You give MAPSTI a licence to host, process (including by AI), display and share it with other users as needed to run the platform. You confirm you have the right to upload it.

MAPSTI's software, design, logo, map and database belong to OASISCLOUD TECHNOLOGIES L.L.C. You may not copy, scrape, resell or rebuild the database, use bots, or access the platform to build a competing product. The structure of the database, MAPSTI's processed unit data and the history of availability and prices are confidential information of OASISCLOUD TECHNOLOGIES L.L.C; floor plans and brochures remain the property of their developers. Bulk downloading of floor plans or price lists, or automated collection of developer agents' contact details, leads to immediate suspension of the account without refund of the current subscription, and MAPSTI may claim damages.

You can close your account at any time (support@mapsti.com); an active subscription is not refunded for the unused period. We may suspend or close accounts that break these Terms, provide false data, misuse the chat or harm other users, normally after a warning unless the breach is serious.

MAPSTI is provided "as is". We are not liable for decisions taken on inventory data, for deals between users and developers, for downtime of third-party services, or for indirect or lost-profit damages. Our total liability is limited to the fees you paid us in the 12 months before the claim. Nothing limits liability that UAE law does not allow to be limited.

We will announce material changes at least 14 days in advance by email or in the app. If you do not agree, you may close your account before they apply.

These Terms are governed by the laws of the Emirate of Dubai and the federal laws of the UAE. We will first try to resolve any dispute amicably within 30 days of a written notice to legal@mapsti.com. Otherwise the courts of Dubai have exclusive jurisdiction. These Terms are written in English; any translation is for convenience only, and the English version prevails.
